Depends on size and attachment. Ground-level patios under a certain size sometimes don't require permits. Anything attached to the house, elevated, roofed, or over ~200 sq ft typically does. Outdoor kitchens with plumbing and electrical always require permits. We check Brevard County requirements for your specific project and handle all permitting.
What materials hold up best in Brevard's salt-air and sun?
For structures: powder-coated aluminum > wood > iron. For decks: composite (Trex-style) > pressure-treated pine > exotic hardwoods. Yes — that's exactly how we do outdoor kitchens. Water and gas lines are run from your existing supply, drain lines connect to your existing sewer, and electrical circuits are added at your panel. All permitted and inspected. If your existing systems can't handle the added load, we upgrade them as part of the project.
How do you handle Florida rain and drainage?
Proper grading around any new patio or structure is non-negotiable. We slope surfaces away from your home, add French drains or dry wells where needed, and use permeable pavers or drainage channels for larger projects. Skipping this leads to foundation problems — we never skip it.
How long do outdoor projects last in Florida?
With quality materials and proper installation: aluminum pergolas 25+ years, composite decks 25+ years, poured concrete patios 30+ years, screen enclosures 10–15 years (screens need periodic replacement). The failures we see on other people's work are almost always about cheap fasteners, no drainage, or wrong materials for salt air.
What time of year is best to build outdoor projects?
October through May is ideal — cooler temperatures, less rain, and no hurricane risk. We do build year-round, but we watch the forecast and plan around named storms. If a project is in progress during hurricane season, we secure the site before any storm reaches Brevard.
