How does the HOA approval process work?

Most HOAs require a written renovation application before work begins — plans, specifications, contractor insurance certificates, timeline, and work hours. Some require architect drawings. Approval can take 2–6 weeks. We prepare the whole package, submit it to your board, and answer any questions they have. Once approved, we can start.

Can I change the layout of my condo?

Depends on the walls. Interior non-load-bearing walls in your unit are usually yours to modify with HOA approval. Load-bearing walls, walls containing plumbing stacks or electrical risers, and walls between units are typically off-limits. We assess feasibility during the free consultation and design around what's actually possible.

What about noise and neighbor complaints?

Every condo building has quiet-hours rules — typically 9am–5pm weekdays for construction, with weekends off-limits. We respect these strictly. We also send neighbor courtesy notices before starting, protect common hallways with plastic, contain dust aggressively, and clean daily. The vast majority of our condo projects generate zero neighbor complaints.

How much longer do condo projects take vs. single-family?

Usually 25–50% longer than a comparable single-family project. Reasons: HOA approval upfront (2–6 weeks), restricted work hours (typically 6–8 hours/day, weekdays only), elevator scheduling delays, and materials being brought up floor-by-floor. We account for all of this in the timeline we give you.

Can I do flooring in a condo — hardwood, tile, etc.?

Yes, but most HOAs require sound-dampening underlayment beneath any hard-surface flooring — especially on upper floors — to protect downstairs neighbors from footfall noise. Some buildings restrict flooring types entirely. We handle the acoustic underlayment properly and confirm your specific building's rules during design.

Do I need to move out during a condo renovation?

For single-room projects (one bathroom, one kitchen): usually you can stay. For multi-room or full renovations: yes, temporarily. Living in a condo during full renovation is uncomfortable — dust travels, water gets shut off, and you have limited space to escape the work. Most clients stay elsewhere or use it as travel time.
